Let’s look at your roof

Find where the leak starts

A stain on the ceiling tells you where water ended up. The opening can be farther up the roof or beside a wall, with water following wood before it drips into the room. Patching only the spot above the stain can leave the leak waiting for the next rain.

At Claremore Roofing Experts, we start with a free inspection to help trace that path. A cracked boot around a plumbing vent, loose flashing at a wall and a torn shingle each need a different repair. Tell us the room and what you've noticed. Finding the opening is the roofer's job.

If water appears in dry weather, plumbing or condensation may be involved. A leak beside a wall can also start at siding or a window. The repair should follow the source, even when that source isn't the roof covering.

Can this roof be repaired?

Repair the failed part

When the surrounding shingles still lift without breaking and the wood holds fasteners, a damaged detail can be repaired. A leak that returned after an earlier patch doesn't automatically rule that out. The patch may have missed the original opening.

Plan for worn-out roofing

If shingles break as they're lifted or leaks keep appearing in separate places, each repair gets harder to join to sound material. That's when replacement deserves a place in the conversation. The decision follows the roof's condition, not its age alone.

When the repair becomes a replacement decision

How a lasting repair comes together

The visible opening is only one part of the repair. These details decide whether water stays outside.

Find the opening

A split pipe boot lets water follow the pipe below the roof. Loose wall flashing gives rain a route behind the shingles. Old sealant can hide either problem, so the failed detail needs a close look.

Lift the roofing around it

To replace flashing correctly, a roofer may need to lift the shingles above and beside it. The new flashing has to overlap with those layers so water runs onto the roof, rather than underneath it.

Flashing has to reconnect with the shingles around it, not just cover the visible gap.

Repair weak wood

Nails won't hold in soft or broken decking. If leaking has damaged that wood, the repair reaches beneath the shingles to replace the affected support.

Rebuild the covering

The final shingles and flashing need secure fastening and the right overlaps. Closing the visible hole isn't enough if water can still get behind the repair.

What changes a roof repair price

National roof repair planning ranges

These published August 2026 national ranges give an early sense of scale. They aren’t measured Claremore prices or a quote for your roof.

Repair scopeTotal repair budget
Roof leak repair$360–$1,550
Flashing repair$200–$500
Hail-damage repair$700–$4,000

These are separate examples, not charges to add together. A leak can affect more than one part of the roof. Temporary protection or repairs inside the home may be separate work.

Find the damage

A small stain can come from a simple pipe-boot repair or a leak that has softened the wood beneath it. The size of the mark indoors doesn't tell us how much roof work is needed.

Allow for the work underneath

The price changes with what has to come off and what can be kept. Rebuilding wall flashing can mean lifting several shingle courses. Damaged decking adds wood replacement before those shingles go back. Steep access and matching an older product can add work too.

Resolve the returning leak

If the same spot has been patched before, the inspection needs to find out why it returned. Repairing the original flashing connection can be more useful than paying for another coat of sealant over it.

Three repairs with different amounts of work

Limited component repair
One damaged pipe collar with usable surrounding shingles

A small group of replacement components and limited opening around the detail.

Connected flashing repair
Water entering where a roof meets a wall

Several courses lifted, the connection rebuilt and usable roofing worked back into place.

Repair with wood restoration
A leak has softened the supporting deck

More removal, replacement of affected wood and rebuilding the covering above it.

Roof repair FAQs

Why does it leak only when the wind blows?

Wind can push rain toward a wall opening or under a lifted edge that stays dry during a gentler shower. Tell us if you've noticed that pattern. It helps the roofer follow the leak without asking you to test it yourself.

Does a working tarp mean the repair is small?

No. It's good that the tarp stopped the rain, but it doesn't show what happened to the shingles or wood underneath. The permanent repair depends on what the roofer finds when that area can be opened safely.

Can a fairly new roof have a leak?

Yes. A damaged component or an incomplete flashing connection can leak while the open shingle surface remains in good condition. A localized installation defect is different from wear across the entire roof.

Will the repair stand out?

Weathering, discontinued products and differences in material dimensions can make matching difficult. A compatible, workable repair comes first, but the appearance should be discussed where the affected slope is prominent.

Can I seal the ceiling to stop it?

Closing the visible interior opening leaves the incoming water elsewhere in the assembly. The roof or adjoining exterior detail that admits it needs correction. Stay away from wet electrical areas or a sagging ceiling, and seek the appropriate emergency help if the situation is dangerous.

Can the chimney itself cause a leak?

Yes. The crown and masonry can admit water as well as the metal roof connection. A flashing repair does not rebuild cracked masonry. Locating the entry helps establish whether roofing, chimney work or both are involved.

Is a skylight drip always a roof leak?

No. Condensation on glass or the frame can drip indoors without a roof opening. Rain entry, glazing and condensation need different remedies. The roofer can relate the symptom to the surrounding flashing; work on the glass or indoor moisture may belong to a different trade.
